This module introduces students to basic financial mathematics and their application for the pricing of equities, bonds, mortgages and real estate assets. The first term focuses on assets different from real estate, while the second term builds on previous knowledge and is entirely dedicated to the appraisal of property.

The module focus is on applications in a real estate context using Microsoft Excel. Therefore, the module further focuses on the use of Excel and on ways to visualise data.

Managing Change in the Real Estate Sector

Summary:

This is a dynamic module introducing students to key concepts of business start-up to support them to become disruptors in the real estate sector. Students will be trained in applying key concepts and practical tools derived from entrepreneurial management including design thinking, business model creation, entrepreneurial finance and marketing. They will also be briefed on a range of technological trends which are transforming economies and societies. Students will then be required to apply the entrepreneurial skills they have learned to develop their understanding of these trends, to enable them to succeed in delivering beneficial change in a real estate business environment. The key objective is to support the students in developing a business idea that will disrupt existing practices in real estate.

While the Autumn term focuses on developing students’ understanding of disruptive trends and their ability to think creatively for developing a disrupting business proposition, the spring term is focused on supporting students’ business idea generation through a series of mentoring sessions.

This module covers the approaches used to evaluate and appraise the financial viability of real estate development projects. Specifically, this module will provide knowledge and understanding of a range of financial appraisal techniques and their application to real estate development opportunities. An understanding of the way in which land value is assessed and the distribution of returns from real estate development underpins the content of this module. It then builds on this understanding in order to investigate the way in which risks and rewards associated with real estate development activity might be shared. The module examines a range of debt and equity investments in real estate development projects.

Investment in rural land and property has been a significant element of the UK countryside for generations but the sector is seeing substantial change, with traditional family and institutional owners being joined by new investors, whether for individual or corporate investment.

Rural property has been seen as a conservative but safe asset, often demonstrating contra-cyclical performance, and thus attracting investors seeking to balance more speculative asset classes in their portfolios. Traditionally agriculture has been the focus of this investment, but emerging markets are gaining ground in the rural sector, particularly in terms of natural capital and ecosystem services.

Those operating in this sphere need to demonstrate technical knowledge in various areas, from an understanding of the core influences on rural land as an asset class to the ability to analyse and project long-term financial performance. This module is intended to introduce Real Estate students, including those who wish to make a career in the rural sector, to the range of financial, economic and asset management skills required to offer strategic advice in this area.

Focusing on the real estate context, students will learn how to describe, modify and visualise data. Students will use econometric modelling to test research hypotheses and build forecasting models.

This module will be taught in Summer Term Part 2 (pre-placement) & Autumn Term Part 3.

This module aims to provide the student with an opportunity to: reflect on professional practice while extending the knowledge gained in the first two years of the programme; understand the business context related to the chosen Part 3 specialism; enhance understanding, skills and employability and allow identification of individual strengths, and areas of improvement within the work environment.
This module is delivered at the University of Reading and requires undertaking a work placement of a minimum of 4 weeks / 150 hours.  This could be completed via a remote research project or physically in a workplace.
