Building Managers - Module 2 General Safety and Liaison with other services

INTRODUCTION

To support newly appointed staff who have taken on the role of Building Manager. This module covers the co-ordination of health and safety management within the building and liaison with Facilities Management Directorate.

AIMS:

  • To enable a University Building Manager to understand the extent, and limits, of their responsibilities in assisting the University meet its legal obligations for health and safety. In particular to:
  • Ensure they understand their personal duties and responsibilities;
  • Identify methods for communicating with building occupants;
  • Be aware of the records, policies and procedures that need to be available and effective within the building;
  • Understand FMD's role regarding maintenance;
  • Understand procedures for authorising work within the building;
  • Understand when inspections are required for higher risk equipment within the building, and who is responsible for organising this;
  • Understand how FMD Campus Services contribute to running the building (role of porters, security, cleaning, waste disposal, responsibilities for centrally booked rooms etc);
  • Understand the role of Security Services and how they interact with the Building Manager;
  • Understand the management of asbestos containing material with the building.

OBJECTIVES - ON RETURNING TO THE WORKPLACE YOU WILL BE ABLE TO:

  • Act as the main focal point for building-related safety systems and issues.
  • Manage systems for the appointment of staff to assist with emergencies (fire, first aid etc).
  • Keep adequate records, or ensure responsible persons within the building keep adequate records, of safety systems within the building.
  • Be aware of asbestos issues within the building and where to obtain further information.
  • Understand which areas are the responsibility of FMD and which are the responsibility of the building occupants.
  • Access records associated with the building through the web Safety Portal and Wren (e.g. asbestos register, legionella, building drawings, FMD work requests).

WHO SHOULD ATTEND

All Building Managers who have not yet attended this training must attend.
